Rental agreement

This Short‑Term Rental Agreement (“Agreement”) is made between the Guest (“Guest”) and the Property Owner/Manager, The Flatwater Loft (“Host”). By booking and/or entering the property, Guest agrees to all terms below.

1. Reservation & Payment

• Full payment is required to confirm the reservation.

• Guest must provide accurate contact information and the correct number of occupants.

• Maximum Occupancy: The total number of guests is limited to the number declared at the time of booking. Exceeding this limit is a breach of contract and may result in immediate eviction without a refund. The Guest agrees that the maximum occupancy of the property is 8 persons. Only those guests listed in the booking are authorized to stay at the property.

2. Check‑In / Check‑Out

• Check‑in time: 4 pm

• Check‑out time: 11 am

• Early check‑in or late check‑out requires written approval from Host.

3. House Rules

Guest agrees to follow all posted or provided house rules, including:

• No smoking or vaping inside the property nor on the outdoor premises.

• No parties, events, or unauthorized gatherings.

• Only registered guests may stay overnight.

• Quiet hours: 10 pm to 8 am.

• Pets are not allowed.

4. Use of Property

• Guest shall use the property for vacation purposes only.

• Guest shall keep the property clean and in good condition.

• Furniture, décor, and items may not be moved or removed.

• Illegal activity is strictly prohibited. Drug use is strictly prohibited.

5. Damage & Security Deposit

• Guest is responsible for any damage, missing items, or excessive cleaning required after checkout.

• Host may charge the card on file or withhold from the security deposit for repair or replacement costs.

• Guest must report any issues or damages immediately.

6. Maintenance & Access

• Host may enter the property for necessary repairs, maintenance, or emergencies with reasonable notice.

• Guest shall allow access for scheduled services (e.g., snow removal). Guest shall accommodate snow removal in the parking area if vehicles are required to be moved temporarily to clear the parking lot and right of ways.

7. Safety

• Guest acknowledges the presence of safety devices (smoke detectors, CO detectors, fire extinguisher).

• Guest agrees to use the property responsibly and follow all posted safety instructions.

• Children must be supervised at all times.

8. Liability

• Guest uses the property, amenities, and surrounding areas at their own risk.

• Host is not responsible for accidents, injuries, illness, loss of personal belongings, or weather‑related events.

• Guest agrees to indemnify Host from claims arising from Guest’s use of the property.

• By completing this booking, the Guest agrees to take responsibility for all members of their party.

9. Cancellation & Refunds

• Cancellation and refund terms follow the policy shown at the time of booking or as otherwise agreed in writing.

• No refunds for early departure, weather, or events outside Host’s control.

10. Compliance With Laws

• Guest agrees to comply with all local laws and rental regulations.

11. Termination

• Host may terminate the stay without refund if Guest violates this Agreement or house rules.

• Guest must vacate the property immediately upon notice of termination.

12. Governing Law

• This Agreement is governed by the laws of the state where the property is located.

By booking, Guest acknowledges they have read, understood, and agree to this Short‑Term Rental Agreement.
